Bespoke real estate, with the spreadsheet open.
Carly Carlton has helped buyers and sellers across Tucson, Oro Valley, Marana, Green Valley and the Catalina Foothills since 2013.
She's known for straight answers, a calm and organized process, and a deep feel for Tucson's neighborhoods, desert living and view-oriented homes, from foothills properties with mountain views to luxury homes and low-maintenance retreats.
Lately one conversation keeps coming up: people love their low mortgage rate, but they've outgrown the house, and the credit cards and car payment are quietly eating the difference. So Carly starts with your numbers, not a listing. If the math says stay, she'll tell you.

Questions people ask Carly.
Straight answers about low rates, equity and moving in Oro Valley and Tucson.
Should I give up my 3% mortgage to move up?
Sometimes. A low rate is valuable, but it isn't the only rate you pay. If you also carry credit cards near 25% and a car loan, the average rate on everything you owe can be well above 3%. Carly's move-up calculator compares staying put, moving up with the debt paid off at closing, and keeping your rate while moving the debt to a home equity line, so you can see which one actually saves money.
Can I pay off credit cards with my equity when I sell?
Yes. When your home sells, the title company pays off your mortgage and you receive the remaining proceeds. You can use part of that to clear consumer debt before you buy, which lowers your monthly obligations and can help your next loan approval. A loan officer should confirm how your lender wants it handled.
Do I have to sell my home before I buy the next one?
Not always. Options include a contingent offer, a bridge loan, a buy-before-you-sell program, or timing two closings close together. Which one works depends on your equity, the market and the seller. Carly plans the order of operations with you and your lender.
Which areas does Carly Carlton serve?
Oro Valley, Tucson, Marana, the Catalina Foothills, Green Valley and Vail, from Coldwell Banker Realty's office on East Sunrise Drive in the Catalina Foothills in Tucson.
What does it cost to sell a home in Tucson?
Plan on commission plus title, escrow and any repairs or buyer credits. Commissions are negotiable and not set by law. Carly's net sheet tool gives a quick estimate, and she'll prepare a real one for your address before you decide anything.
What is a reverse open house?
Instead of waiting for the right house to come on the market, you tell Carly exactly what you want. She watches coming-soon and off-market homes, works her network, and can market your wish list to homeowners who haven't listed yet.
